The Loft City 2.0 project consists of twenty-eight townhouses located in a gated territory with access control system. All houses are designed in a modern architectural style - loft, using various materials such as wood, glass, clinker brick, and more. Thanks to panoramic glazing, the rooms will have plenty of natural light and visually appear more spacious.
The developer offers two options for townhouses - with an area of 132 m2 and 115 m2. Both layouts are two-story, featuring a spacious living room, several bathrooms, and a wardrobe niche. The area of the adjacent land ranges from 1.5 to 4.75 acres - sufficient for creating a comfortable lounge area with a pool, children's playground, and barbecue facilities.
Infrastructure
The Loft City 2.0 townhouses are being built near the center of Irpin. Several new cottage villages and residential complexes are being developed in the vicinity, which positively impacts the development of transportation and social infrastructure. A public transport stop is a 5-minute drive away, where buses No. 20, No. 352, No. 392, and No. 395 depart. By car, it takes 10 minutes to reach the outskirts of Kyiv, and 40 minutes to the nearest metro station "Akademmistechko" via the highway.
For those who prefer sports activities under the supervision of a trainer, Reforma and FitHealth fitness clubs are a 7-minute drive away. Within a 4-minute drive from the townhouses, there is the Grand Admiral Resort & SPA hotel and restaurant complex with a SPA and fitness center, featuring indoor and outdoor pools with a children's club for kids to play while parents engage in sports activities.
Near the complex, there are childcare institutions including kindergartens, schools, and private preschool development centers. Parents can enroll their children in kindergartens No. 4 "Kazka", "Bdzhilka" with nurseries, or the private institution "Pavlusha", all within a 7-minute drive by car. The same travel time applies to the "Karamelka" development center. For schoolchildren, school No. 3 is a 5-minute drive from home, while school No. 1 can be reached within 10 minutes.
Within a 10-minute drive from Loft City 2.0, there are grocery supermarkets "Bdzhilka market", CITY market, "ATB", and two "Fora" supermarkets. A municipal food market, where farm produce, homegrown vegetables, and fruits are available, is a 15-minute drive by car. Also at the same distance from the townhouses are the "Giraffe" shopping center with a "Fora" supermarket and the Lavina Mall shopping center with over 300 stores, a cinema, and an indoor family amusement park.
Equipment
The houses are constructed using "Keramcomfort 2NF" brick series, with a masonry thickness of 380 mm, providing a total thickness of load-bearing walls at 500 mm with insulation.
The roof covering consists of a soft seam metal roofing with 200 mm insulation, laid over OSB panels and underlayment.
The wood finishing on the facade employs a technology from the Austrian company ADLER-Werk Lackfabrik Johann Berghofer GmbH, involving drying, sanding, impregnation for erosion protection, priming, and factory painting of the wood.
The houses are decorated with durable, strong, and environmentally resistant silicone-silicate plaster from Baumit, providing water-repellent properties and self-cleaning capabilities.
Depending on the configuration, the developer uses windows from two market leaders - TM "Korsa" (Rehau 70) or TM "Glasso" (Glasso 7s).
